In its two investment groups – Real Estate Switzerland and Sustainable Real Estate Projects Switzerland, 1291 The Swiss Investment Foundation invests throughout Switzerland in selected properties as well as new construction and development projects with the potential to create value. The focus of the portfolios of both investment groups is the management and development of real estate used exclusively for residential purposes. The long-term aim is for at least 60% of the total rental income to come from residential properties.

Acquisitions cover both residential and non-residential real estate like offices, retail units, commercial premises and logistics centers. The focus is on achieving the right balance of real estate in different locations and with different uses, with a focus on the residential sector. Sites are selected primarily on the basis of property market cycles, economic power and forecasts, politics and the legal/tax situation. Property location and quality are key factors for reletting, long-term profitability and opportunities to increase value.

In its Real Estate Switzerland investment group, the 1291 The Swiss Investment Foundation invests in residential, office/service and retail properties, with a focus on residential use. Properties are located in areas with good public transport and promising potential in terms of demographic development across entire Switzerland. When it makes sense to do so, properties are repurposed to keep up with market requirements.

In the investment group Sustainable Real Estate Projects Switzerland, 1291 The Swiss Investment Foundation focuses on investments in building projects across Switzerland, prioritizing large and medium-sized Swiss centers and their agglomerations. In building its portfolio, the investment foundation pursues a long-term “develop and hold” strategy, with the focus on investments in residential real estate. ESG factors are also prioritized to ensure that all real estate in the portfolio meet the most stringent sustainability requirements so that the investment foundation can make an active contribution to reducing climate-damaging CO2 emissions.
